(p) Be responsible for the maintenance of all smoke alarms at the property, they should be regularly checked and any defects reported immediately to the managing agents or the landlord immediately.

(q) Take extra precautions during all cold spells to stop any freezing of water pipes at the property.

(r) Not carry on at the property any profession trade or business or let apartments or receive paying guests on the Property or place or exhibit any notice board or notice on the Property or use the Property for any other purpose than that of a strictly private residence. Not use the property for any illegal or immoral purposes.

(s) Not do or suffer to be done on the Property anything which may be or become a nuisance or annoyance to the Landlord or the Tenants or occupiers of any adjoining premises or which may vitiate any insurance of the Property against fire or otherwise or increase the ordinary premium for such insurance

(t) Permit the Landlord or the landlords agents at reasonable hours in the daytime within the last twenty-eight days of the tenancy to enter and view the Property, permit a notice to be affixed to the front of the property advertising that the property is to be let or sold and permit persons authorised by the landlord or his agents to view the same during reasonable hours in the daytime by prior appointment

5. Pay the landlord a security deposit in the sum of £000.00 to be retained by the landlord as security for damage to the property or the contents therein beyond normal wear and tear. Upon the Tenant vacating the property the Landlord (whose decision is final and binding in this respect) shall inspect the property and determine the proportion, if any, of the said deposit to be refunded to the Tenants. Provided, always that if the Tenant vacates the property leaving rent arrears the said deposit, or any proportion thereof, can be retained, by the landlord to defray the arrears. The refund of the deposit is to be made to the tenant within one month of the Tenant vacating the property (unless in dispute). No interest is payable on the deposit.

6. The tenant understands

(U) That the fixed term of the tenancy is for the period indicated. If mutually agreed by all parties it may be that a replacement tenant could be found to release the existing tenant from their contract. In this case rental payments must be maintained until a new acceptable rental has been secured and new tenants have taken up occupation of the property. The security bond would be kept by the landlord to defray his costs

7. PROVIDED that if the Rent or any instalment or part thereof shall be in arrears for at least fourteen days after the same shall have become due (whether legally demanded or not) or if there shall be a breach of any of the agreements by the Tenant the Landlord may re-enter on the Property (subject always to any statutory restrictions on his power so to do) and immediately thereupon the tenancy shall absolutely determine without prejudice to the other rights and remedies of the Landlords

8. THE Landlord agrees with the Tenant as follows-

(1) To pay and indemnify the Tenant against all assessments and outgoings in respect of the Property (except any council tax and any charges for the supply of gas, electricity and water or the use of any telephone payable by the Tenant under clause 4 above)

(2) That the Tenant paying the Rent and performing the agreements on the part of the tenancy may quietly possess and enjoy the property during the tenancy without any lawful interruption from the Landlord or any person claiming under or in trust for the Landlord

(3) To return to the Tenant any rent payable for any period while the Property is rendered uninhabitable the amount in case of dispute to be settled by arbitration

9. THIS Agreement shall take effect subject to the provisions of section 11 of the Landlord and Tenant Act 1985 if applicable to the tenancy
