1. The Landlord agrees to let and the Tenant agrees to take the Property for the Term at the Rent payable as above and (if the landlord has not previously served notice on the Tenant of intention to take possession proceedings for the recovery of possession at the expiry of the Fixed term) from month to month after that.
2. This Agreement creates an assured short hold tenancy within Part I Chapter 11 of the Housing Act 1 988(amended 1996) and the provisions for the recovery of possession by the Landlord in section 21 thereof apply accordingly, save where the Landlord serves notice under paragraph 2 of Schedule 2A to the Act
